Downtown Round Rock’s residential footprint is expanding with the debut of The Depot Townhomes by InTown Homes and Monarch on Main by Pulte—a major step in the City’s broader effort to increase the volume and variety of housing options in the downtown area.
City leaders long ago set revitalization of Downtown as a long-term investment and priority for the city, and housing recommendations for the area were outlined in the City’s Round Rock 2030 Comprehensive Plan. Downtown implementation strategies outlined in Round Rock 2030 include the facilitation of a mix of residential development types, to include a minimum of 1,000 housing units within a quarter-mile of Main Street.

The Depot Townhomes
Located just south of City Hall at Burnet Street and McNeil Road, The Depot brings modern, high-end living into the core of Downtown. According to the developer, current units range from 1,389 to 1,918 square feet, each offering 2.5 bathrooms and two to three bedrooms, with 12-foot ceilings, Bosch appliances, two-car garages, with rooftop terraces available in select plans. The Depot also includes upgraded fire code protections and soundproofing features due to its proximity to railroad tracks.
The site was formerly home to Builders Gypsum Supply, and Round Rock City Council and the Round Rock Transportation and Economic Development Corporation (Type B) approved purchase of the land in 2013 before entering into an economic development agreement with InTown Homes, which included conveying parcels to the developer to facilitate the project in a phased approach. In 2017, Round Rock City Council unanimously approved rezoning of approximately 3.88 acres of land for the development.
Over a dozen units have been built so far, with construction on additional homes expected to begin in the coming weeks as the project advances through a multi-phase development plan toward a goal of 80 total units.

Monarch on Main Townhomes
A new 60-unit townhome development, Monarch on Main, is currently under construction on East Main Street, near Circle Drive. The two-story townhomes feature attached garages while the community will include walking trails and a common park area.
Located at 1280 E. Main St., Monarch on Main held a grand opening earlier this month and is currently offering in-home tours. Monarch on Main has 59 townhomes available, ranging from 1,881 to 1,975 square feet. The two-story townhomes feature attached garages, open-concept floor plans and smart home features.
