How to apply and what to submit:
Note: This is a one-permit system; separate permits are not required for electrical, plumbing, heating, ventilating or air conditioning. This permit becomes null and void if work or construction authorized is not commenced within 6 months.
Create an account and/or Login to our Permit Portal (online permitting software) at https://permits.roundrocktexas.gov.
Below is how to apply:
- Click Create New Application on the top right hander corner of the dashboard –> New Application –> Add Project Name –> Building Inspection Services –> Residential Building Permits –> Single Family –> New
- Scroll to the bottom of the page and click Next.
Be prepared to submit the following:
- One (1) complete set of digital construction plans including an engineered foundation plan
- Submit 2015 ResCheck
Permit Fee
Permit fees are calculated after the application is accepted. The applicant will receive a notification once fees are ready for payment. Fees can be paid by using E-Check, Visa or Mastercard via the permit portal.
Review process
- Review time for new single-family permits is currently twenty (20) business days from application acceptance. We do not offer an expedited review service.
- You will be able to track the review status, as well as submit any responses or revisions, via the permit portal.
- When all comments have been addressed, the permit will be issued and red-lines will be uploaded to the permit portal.
- For a list of residential inspections, please refer to our Residential Guide. Please note that this list is only a guide and inspections may vary depending on the scope of work.
Inspection process
- Inspections must be requested on our Permit Portal before 4 p.m. for next business day.
- Inspections are conducted Monday through Friday, from 8:00 a.m. to 3:00 p.m.
- Two inspections of the same type are included in the permit fee. After the second failed inspection of the same type, a $75 re-inspection fee will be assessed for each additional inspection and must be paid before scheduling the final inspection.
- We offer a one-time free consultation. Additional consultations are $75.
Certificate of Occupancy
Passing the final inspection serves as the Certificate of Occupancy for single-family residential structures. You can download a copy of the inspection report using our Permit Portal.

**Significant local amendments to the electrical code were adopted on November 1, 2020 that have not yet been incorporated into the text of the Code of Ordinances. Until then, please refer to Ordinance O-2020-0270.
The Williamson County and Cities Health District (WCCHD) also must review plans for any projects involving food service (including restaurants, bars, food trucks, convenience stores, day care facilities, etc.). The food establishment permit application and food establishment plan review application forms are posted on the WCCHD website with application instructions.
Certificates of Appropriateness are Required Prior to Issuance of a Building Permit.
Properties required to undergo historic review are identified with Historic Overlay Zoning. Alterations to all structures or sites with Historic Overlay Zoning require a Certificate of Appropriateness prior to the issuance of a building permit. Historic review applies to all structures on a site, including fences and accessory structures.
Preservation staff are available to discuss projects on all historic-age properties (even those without historic overlay zoning) and can provide technical references that are available to help avoid damage. Roadway Impact Fees
The City Council approved a Roadway Impact Fee ordinance that took effect on Jan. 1, 2020. The fee is being phased in over time according to when the project’s final plat is issued. Refer to the Roadway Impact Fee page for more information.
